Commercial lending can be far more confusing than a normal home loan, for the fact that the value of the property is tied to the amount of rents it can attract. Commercial lending institutions are even more complex and each one has it’s own idea of what consitiutes a “good” loan.
Our primary mission in business is to establish common and logical expectations in regards to the funding of your loan. Secondly, to select the propert institution that has the loan terms (Rate, length of loan, repayment structure) to accomodate the utmost success for you and your business.
Commercial lending is not as simple as looking at a rate sheet. It requires expertise, relationships, strategic planning and the proper experience to structure terms and negotiate with lenders for the proper fit. Each loan is deifferent, each borrower is different and each need and want are different. That being said, success only comes from proper communication and allowing us to demand on your beahlf, knowing what is possible.
We are can lend on the following commercial property types:
- Multi Family
- Office/ Warehouse
- Light Industrial
- Mixed use
- Retail (owner user, major anchor preferred)
- Land (only premium land in the Austin to San Antonio corridor)
We will not lend on the following:
- Specialty
- Development
- Construction
- Marina’s
- Churches
- Land(outside above mentioned geographic area)
The following information is required to get letters of interest(LOI’s).
- Executive summary of the project and loan request
- Two year operating history
- Current rent roll
- Person financial statement on principal borrowers
- Summary of credit history or recent credit report.
